Pre-Purchase Inspection

A Pre-Purchase Inspection is a visual inspection that follows TREC's standard of practice requirements minimal requirements.  It is an independent resource that details the property's condition and can give you a true picture of the home's condition before you purchase. 

Pre-Listing Inspection

A Pre-Listing Inspection is a report for the Seller to better understand the condition of their home prior to listing the property for sale.  This will help you in understand the condition of your home, and perhaps fix issues, before executing the required Sellers Disclosure. 

Phase Inspection

The Phase Inspection is for new construction or remodeling.  This inspection brings assurance to the home owner as work progresses during each phase of construction.  For example, foundation inspection before concrete is poured, or interior walls components before drywall is installed, and/or final walkthrough before closing. 

Commercial Inspection 

Your Commercial Inspection will detail the operational conditions of the property's systems and components. Giving you a good baseline inspection is a visual examination, which can determine if a more comprehensive view may be required by additional licensed professionals.  Please contact us for more information. 

Water Well & Septic System Inspection

A Water Well Inspection will verify the volume (GPM) and pressure of the pump's output. Also, verification that the well and pump equipment is installed properly and operational. Water samples can be taken to a lab for testing.
 

A Septic System Inspection will check the type of septic unit for usability. The conventional system has a tank and a drain field.  Anaerobic systems utilizes multiple tanks and a pump/sprinkler/drip type system. This is recommended for any property which has been vacant. 

Pool & Spa Inspections

A pool is a beautiful addition to any backyard in South Texas and is well known to be the coolest house on the block. But in today's world it is important to have your pool inspected for all up to date and current safety issues and to know that all equipment is bonded/grounded and working properly. 

Termite / WDI Inspection

Termites and other wood destroying insects (WDI) can cause devastating structural damage that can result in major costly repairs. If the house is a older home, or shows signs of previous infestation, a WDI inspection is recommended. Although a WDI inspection is not a warranty or guaranty, don’t wait until the damage is done.

-The state regulated distance separating the water well from any septic tank or drain field/sprinkler system will be noted.

-The inspection is recommended for any property which has been vacant.  It is also recommended that a conventional septic tank be pumped prior to the change in ownership, or at minimum every 3-5 years.
